Be in the room before the contract renews.

Commercial service contracts run for three to five years, and the renewal goes to the incumbent by default because nobody else was in the room. We watch new fit outs, lease events, site openings and contract expiry dates every day, and pitch on your behalf to the facilities manager, the property manager or the owner in the months when the decision is open.

A cleaning trolley in a hotel corridor

Two windows, and the incumbent only ever sees one.

A renewal is decided three to six months before expiry. A new site or fit out has no incumbent at all. The commercial service businesses that grow are in both windows, and almost none of them have anyone whose job it is to find them.

The problem

1. Renewals go to the incumbent

Not because the incumbent is good. Because the facilities manager had no reason to look, and no one gave them one. We give them one, at the right time, in your name.

The opportunity

2. $9.93 billion in one month

Non residential building approved in July 2026 rose 14.4 per cent to $9.93 billion. Every one of those buildings will need cleaning, security, fire, HVAC and trades, and none of it has an incumbent yet.

The window

3. A new site, or three months out

A fit out approved, a lease signed, a site opening. Or the quarter before a contract expires, when a procurement lead or facilities manager is quietly building the shortlist.

What we look for

4. Approvals, leases, job ads, expiries

Fit out approvals, commercial lease events, site openings, cleaner and facilities job ads, and government contract changes such as NSW whole of government cleaning moving to a new manager.

A few of the signs we watch for in commercial services

A few of the signs we track. The full list, and what we do with each one, stays with our clients.

Fit out approvals and new commercial leases
A council approving a fit out, or a lease being announced, is a site with no incumbent and a new manager being appointed. Most service providers hear about it after the doors open.
Contract expiries and panel refreshes
Portfolio and government contracts publish their end dates. The shortlist is quietly built months before them.
Cleaner, security and facilities job ads
A facilities coordinator being hired, or a site advertising for cleaners, is a building whose service arrangement is about to change.

Nothing hidden, in your name.

Every site, facilities manager and expiry we approach lives in a shared tracker with the trigger beside it, the exact message sent, and where it sits.

The businesses that keep buildings running rarely have anyone finding the next one.

Cleaners, security providers, fire and HVAC contractors keep Australian workplaces open, and most of them win contracts on referral alone. We pitch on behalf of your business to the people letting the next contract, so you are the name they already know.

The questions that come up on nearly every first call, answered the same way we answer them on the call.

We get all our work from referrals. Is this for us?
That is exactly who this is for. Word of mouth comes in waves, and you can’t choose when. We find more of the same kind of client, so the quiet months get smaller.
We tried cold email and it did not work.
Mass email doesn’t work. A bought list, a generic message, sent at the wrong time and dropped after one or two tries. We write to one named person about something real happening in their business, and we follow up long after a busy owner would have stopped.
What do we have to provide?
Sign off on the wording once at the start, a thirty minute catch up each week, and your time for the meetings. We set up the outreach email, the tracker and the list.
I don’t want to sound spammy.
Neither do we. You approve every word before anything is sent, nobody on your do not contact list is ever approached, and we never say anything about your business you can’t stand behind. Every email is business to business, with an easy way to opt out, in line with the Spam Act 2003.
